COMMUNITY IMPROVEMENT CORPORATION MEETING
Tuesday, October 5, 2010 at 7:30AM
Evendale Municipal Building, 10500 Reading Road, Evendale, Ohio
Attendees: Hugh McKinnon, Stiney Vonderhaar, Carolyn Smiley-Robertson, Chris Schaefer, Dave Harwood, Bob Szczur, Al Pearlman and Jack Cameron. Also present from FSA/KKG Aaron Whittaker, Steve Armsey, and Linda Armsey.
Recurring Business:
1. Approval of Minutes from September 8, 2010 Meeting (1st Szczur, 2nd Vonderhaar – 6 aye, 0 nae, Smiley-Robertson not present for this vote).
2. Economic Development update.
a. Jack updated meeting scheduled this afternoon between Al. Neyer Inc. and Kelvin Hanger of the Evendale Medical Center. Representatives of FSA as well as Jack will be attending this meeting. After months of conversation about the Village Crossing site and Medical Center the two parties are going to be introduced to see where common interest lies. Also of note, the Evendale Medical Center has a contract on the PNC building.
b. Chris Schaefer introduced the discussion about Elite Photography property. Gordon Geraci has provided the Mayor and Council with some purchase scenarios for his property. After discussion on the matter CIC voted on the following motion: Jack to meet with Gordon Geraci and discuss current state of the real estate market and the current contract on PNC property in relation to his suggested pricing or purchase options. CIC has interest in the property and would consider other options such as a right of first refusal but the CIC is not interested in
buying the property for above market pricing. (1st Szczur, 2nd Vonderhaar – 6 aye, 1 nae; Smiley-Robertson was dissenting vote).
c. Chris Schaefer also suggested the idea of placing ‘For Development’ signs on Village owned property. CIC did not decide action on this proposal.
New Business:
1. White Castle Bakery Enterprise Zone
a. White Castle executive committee formally recommended approval of the Evendale site for their expansion needs. This EZ is for 10 year term and 75% abatement. Motion to recommend the EZ to Council (1st Szczur, 2nd Smiley-Robertson – 7 aye, 0 nae).
Old Business:
1. FSA Project
a. Business Ready Evendale Strategy
i. Minimal discussion about the strategy. Council had one reading at their September meeting. Chris Schaefer suggested that Council could consider approving the plan at their October meeting by suspending the rules. The process has been very public and there is no need to delay out to November.
b. Project area updates
i. Aaron updated the CIC on the tracking tool.
1. System is ready for Jack to start using. CIC email addresses are needed to input them into the system. All CIC members confirmed that they were OK with their email included in the system and Jack is to forward their addresses to Aaron for inclusion.
c. FSA updates
i. Village Crossings
1. See above for current state of conversations.
2. CIC reviewed a draft marketing packet. Some comments on modifications but overall satisfaction with product. Aaron to confirm final touches and forward hard copy and electronic copy to Jack.
ii. Fifth Third/St. Rita Lane
1. Marketing brochure was presented. Some comments including:
a. Showing 3 build out scenarios already developed without specific uses shown on drawing.
b. Title of marketing brochure should touch on I 75 proximity.
c. Hotel is possible for the site (GE should be questioned as to their needs or desire with the type of hotel product).
d. Chris Schaefer asked that the brochures be provided to Council.
e. Chris Schaefer requested that Planning Commission be provided the St. Rita Lane brochure to recommend configuration and uses for the site.
f. Minor changes for corrections.
iii. Motion was made recommending that upon changes made to marketing brochures, review with Al. Neyer, Medical Center, Council, and Planning Commission that they should be put out to market. (1st Vonderhaar, 2nd Harwood – 7 aye, 0 nae)
